THE CHALLENGE
Formerly home to a small corporate headquarters, this site was adjacent to the main entrance of a super-regional mall, which made retail development appealing. At the same time, that proximity created traffic concerns. In addition, the site was surrounded by significant wetlands.
THE ODG APPROACH
O’Connell Development Group first defined the environmental and infrastructure constraints, and then the needs of potential retailers—parking circulation, loading access, and so on. In the design phase, we assembled a team of experts to address the traffic and environmental concerns with advanced technologies such as computer-controlled traffic signalization and bioengineering for water quality control. These mitigations readily satisfied state and municipal regulatory authorities, who approved the project in record time. We then realized the building in partnership with our affiliated construction company, Western Builders.
RESULTS
The center opened with 100 percent occupancy with national credit-worthy tenants, including Barnes & Noble, Bed Bath & Beyond, and Petco. Ulta Beauty, TJ Maxx and DXL are recent additions to this thriving retail center.
